DOMESTIC CERTIFICATES
Energy Performance Certificate (EPC)
A requirement for any private home owner, landlord, or estate agent selling or renting a property. Our energy assessors are fully qualified, insured and CRB checked and will carry out a property assessment and preparation of energy performance certificate (EPC). The Certificate Lab provide an affordable, fast and professional service.
Legionella Risk Assessment
Landlords must understand and manage the risks of Legionella, ensuring regular checks are completed on all water systems they look after. We will carry out a full assessment of all water systems used throughout the property, including all hot and cold water outlets, cold-water storage tanks, hot water heaters and any other at-risk systems.
Electrical Installation Condition Report (EICR)
An in-depth assessment of the electrical systems within the premises. This includes an initial visual examination of the safety of the wiring, electrical fittings, and fuseboard, followed up by testing of the circuits to check for any hidden safety problems or deficiencies that might not be apparent on the visual inspection.
PAT Testing
Portable Appliance Testing (PAT) involves electrical appliances being routinely checked for safety and is an important part of your health and safety policy, as faulty appliances can cause safety concerns and costly problems. All appliances are visually inspected and electrically tested to ensure a high safety standard.
COMMERCIAL CERTIFICATES
Commercial EPC
If you're selling or leasing a building then the chances are you'll need an Energy Performance Certificate (EPC) to avoid facing a large fine. An EPC includes a detailed analysis of the building’s energy efficiency, providing a record of actual and potential energy savings of the property, with steps to follow to improves it's energy efficiency.
Commercial Legionella Risk Assessment
This is an assessment carried out to establish if the water at your commercial property is safe to use and drink, or if it is indicating the presence of the potentially fatal bacteria legionella, which can cause Legionnaires' Disease. A Legionella Risk Assessment is essential if your business operates any kind of water system.
Asbestos Survey
Asbestos has been prohibited in the UK since it was found that cancer and many other respiratory conditions are caused by exposure to it. Asbestos surveys can be carried out on all kinds of commercial properties, providing a detailed asbestos report which you will receive within a few days of the survey being conducted.
Commercial Gas Safety
We can provide commercial gas certificates for all kinds of commercial premises, from small shops to factories and industrial premises. Our fully qualified Gas Safe registered engineers will carry out a series of tests on each gas appliance, including a visual inspection, pressure and operation tests, and functionality.
Fire Risk Assessment
A Fire Risk Assessment ensures that all your staff and business assets are safe by minimising all the risk associated with fire and can be carried out either as part of an overall health and safety risk assessment or as a separate exercise. From the assessment, precautions can be determined to reduce fire risks and prevent fire from occurring.
Section 63 Compliance
In Scotland, depending on certain factors, building owners may be required to produce a "Section 63 Action Plan". This lists actions that need to be implemented by the building owner to improve energy efficiency. A Section 63 Action Plan may be needed to present to prospective buyers or tenants.
