All commercial properties in Scotland require an Energy Performance Certificate (EPC) when being sold or let.

All business premises offered for sale or rental/lease must have an EPC registered prior to, or within 7 days of being offered to the market.

There are some exemptions, which MAY include:

  • Temporary buildings
  • Buildings which are due to be demolished
  • Places of worship
  • Buildings with a low energy demand e.g. barns. warehouses or engineering plants
  • Lease renewals or extensions, lease surrenders, and compulsory purchase orders

The EPC certificate is valid for 10 years regardless of how many times the property is put on the market for lease or sale during that period. If any work is carried out that alters the thermal dynamics of the property e.g. change of boiler type, or installing double glazing, then an updated or new EPC would be required.

Your Commercial EPC will include a detailed analysis of the building’s energy efficiency, with an Energy Efficiency Rating between A and G (G being the most efficient).
