🧾 What is an EPC and Why Do You Need One?

An Energy Performance Certificate (EPC) shows how energy-efficient a property is. It’s a legal requirement if you’re:

  • Selling or letting a property (domestic or commercial)
  • Constructing a new building
  • Renewing a commercial lease

The EPC includes:

If you're renting or selling a home, you'll need a domestic EPC before the property can be marketed. Scottish legislation makes this mandatory under the Energy Performance of Buildings (Scotland) Regulations 2008.

Commercial EPCs follow similar rules but use a different calculation method. You’ll need one if:

Some exemptions exist (e.g. temporary buildings, places of worship, or standalone buildings under 50m²), but it’s best to check with us directly to be sure.


📌 Minimum EPC Requirements in Scotland

For residential landlords:

Since 1 October 2020, any new tenancy in Scotland must have an EPC of at least band E

From 1 April 2022, all rented properties must have at least an E rating regardless of tenancy start date

In Scotland, Energy Performance Certificates (EPCs) are required by law when a building is constructed, sold, or leased.

The minimum rating that an EPC must provide is a "D". This means that the building must meet a certain level of energy efficiency, with a rating of D or higher, in order to be sold or leased.

Like the rest of the UK, buildings with an EPC rating of F or G are considered to be the least energy efficient and subject to additional regulations. For example, the Minimum Energy Efficiency Standards (MEES) regulations in Scotland state that landlords cannot rent out properties with an EPC rating of F or G unless they have made significant improvements to the energy efficiency of the building.

In Scotland, the Scottish government has set a target to reduce carbon emissions by 66% by 2032, compared to 1990 levels. To achieve this, the Scottish government is encouraging building owners to improve the energy efficiency of their buildings and to reduce their carbon footprint.
